  • Overview / Responsibilities

    Wood is currently recruiting for a DoD Real Property Specialist to be based in our Warner Robins office. The position will involve the support of DoD military installation Real Property offices.


    Key Responsibilities



    • Advising clients of current DoD Real Estate policy and guidance
    • Coordinate real estate and real property projects with the proper higher authority (AFRC, SAF, or AFCEE).
    • Assisting MAJCOM and Installation leadership in reviewing mandatory and advisory procedures

    Acquisitions & Disposals

    • Real Estate: such as acquisition and disposal of real estate through lease, license, exchange, enhanced use lease authority, or other 10 USC 2661 provisions as required. Leveraging the authority provided under 10 USC to lease property that has been deemed not needed for the time, in exchange for services otherwise provided by the Civil Engineer
    • Advising mainly of leasehold interest, but occasionally freehold properties, invariably dealing with our global property brokers and solicitors, unless of a particularly low value where in these instances there will be a direct involvement in negotiating and agreeing terms. Acquisitions involve seeking client authorizations, responding to pre-contract enquiries, liaising with business unit directors, facilities teams etc. to deliver an operational fitted property ready for occupation. Disposals will involve similar disciplines to minimize liabilities for rental etc.

    Estate Management

    • Advise client, facilities teams etc. on all aspects of property issues and, where appropriate, obtain external specialist advice with regard to such issues as planning, rating, asset valuations etc.
    • To deal with all lease renewals, rent reviews, break options and lease expires in a timely manner to ensure that value for money is obtained and any potential lease liabilities are minimized

    Facilities Management

    • To manage a small handful of non-operational properties, involving supervision of any internal or external staff
    • Management of budgets, procurement and monitoring of subcontractors
    • Compliance with safety standards
    • Support the management of any external subtenants
    • To ensure the buildings are maintained and repaired
    • To undertake service charge reconciliations
    • Service Charge Analysis
    • To advise business units on service charge budgets and reconciliations
    • To deal with any disputes
    • Instruct and manage, where appropriate, specialist and legal advisors on any dispute


    • Provide IT support on spreadsheet calculations etc.
    • Assist in the maintenance of real property database and space utilization

    Skills / Qualifications

    • Educated to degree level in an (RICS accredited) estate management degree or similar
    • Recently qualified member of the RICS
    • Strong negotiation skills
    • Ability to work autonomously
    • Ability to prioritize a varied workload
    • Proficient user of Excel, Word and other MS office software
    • Previous experience of property database management
    • Experience of a similar surveying role or equivalent
