Overview / Responsibilities

Wood currently has an opportunity available for a Site Safety and Maintenance Manager in Kansas City, MO. Our Company is committed to safety and quality. Contract goals must be achieved by complying with all safety requirements. The successful candidate will ensure contract compliance on a limited facility maintenance contract for a post office distribution center. The site manager will work under the guidance of a program manager who is located in another city. Therefore, the site manager is expected to perform under minimum supervision in a manner which ensures customer satisfaction and optimum facility performance. The ideal candidate is polished, engaging and energetic.

 

Location

Position is based in Kansas City, but will also travel to cover our St. Louis operation

 

Salary Range

$55,000+ depending on experience

 

Key Responsibilities

  • Ensures federal, state, local and corporate policy and regulatory compliance
  • Implement site specific safety plan, developed by others, and enforce safety standards to achieve a safety culture where no accidents occur
  • Ensures that all work performed on behalf of the company meets the highest quality
  • Manages, performs, and oversees contract specific maintenance activities ensuring on-time delivery of services utilizing both own labor and subcontractors
  • Coordinates with client to ensure acceptable level of impact to production while performing maintenance and repair activities
  • Acts as primary customer contact to provide newly requested services as authorized by service agreement
  • Develops and maintains relationships and partnerships with customers, stakeholders, peers, partners and direct reports
  • Evaluates schedules to deconflict work assignments where there are task and resource conflicts
  • Prepares reports documenting operations and maintenance performance
  • Responsible for the cost, schedule, and technical performance for the facility under the manager’s control including responding to urgent and emergency situations
  • Identifies the need for vendors and subcontractors and coordinates requirements
  • Verify that Subcontractors perform work in accordance with the subcontract
  • Must read and completely understand the contract under which the company will be operating and be able to make decisions that ensure contract compliance
  • Utilize Facility Dude CMMS to track labor, materials and other data required by contract – training will be provided
  • Oversees subcontractors performing the following functions:
    • elevator maintenance
    • mechanical water treatment
    • industrial floor scale maintenance
    • window cleaning
    • pest control
    • trash

Skills / Qualifications

Must be a US Citizen and pass a U.S. government background investigation and pre-employment drug screen

 

Knowledge and Experience Required:

  • Experience with Centrifugal Chillers, Cooling Towers, and Boilers
  • Strong mechanical and electrical skills
  • Experience supervising subcontractors
  • Good communication skills, both written and verbal
  • Excellent customer service skills
  • Good skills using a Computerized Maintenance Management system (CMMS) such as Maximo or Facility Dude. Facility Dude will be used at the site to track all contract requirements
  • Good general understanding of building systems and how they function
  • Valid Driver’s license with a clean driving record
  • Minimum of 3 years’ experience performing maintenance on mechanical equipment and systems including; centrifugal chillers, cooling towers, and dual-fuel gas fired boilers
  • US citizenship required

Knowledge and Experience Desired:

  • Experience with security systems
  • Experience inspecting fire extinguishers
  • Broad based knowledge and experience in facility operations and maintenance
